Understanding the Process

First things First .

Consulting with a qualified and reputable general contractor is a great first step when considering adding an addition to your home. A Detailed consultation will get you the necessary information to proceed to the next steps like consulting with your village and working with an architect.

Meeting with a GC will get you the information you need to know whether an addition to you home can be built.

Your meeting with a GC will get you the high level information on construction timelines and scope.

Get a general idea of costs based on your inputs and general project specifications.

Understanding the Process

Let's Get Designing .

Once you’ve met with a GC (General Contractor) and things look pretty positive then your next step will be to reach out to your municipality and then an architect. In most cases, your municipality will approve of your initial plan to expand your home as long as it falls within their design constraints like roof lines, setbacks, etc. Meeting with a architect will really start to bring your plans to fruition.

Initial Approval

Meet with the municipality to get an idea of initial constraints such as setbacks, and roof lines. and see if they impede on your initial design.

Architectural Design

Meeting an architect will help bring your ideas to life. They will work with any design constraints and put together a design that you'll fall in love with and also works well for you.

Out for Bid

Once your construction drawings are complete, you can begin to reach out to local builders to bid on the project giving you the ability to compare "apples to apples".

Understanding the Process

Time to Build .

You’ve met with a GC and received some helpful information. You checked with your municipality to see if this project is even possible based on their constraints. You then met with an architect to get the project designed. The construction drawings were approved by your municipality, and a building permit was issued. You sent the prints out to local builders to bid and now you selected a builder you are confident to work with. There’s nothing left to do but break ground and get to building!

Your GC should give you a clear understanding of your project milestones. Clear milestones will help keep the project on track and ensure that everything is done and funds are distributed according to those milestones.

Timelines

Timelines are just as important as milestones. Having a clear understanding of timelines will also keep the project on track and help identify and prevent any delays.

Building Materials

Your GC should be clear with what you'll be purchasing versus what they'll be purchasing. Typically, finish materials like flooring and paint is your responsibility. Whereas, construction materials like lumber and drywall, would be the GC's responsibility.
